Since 2024, marketing, brokering, advising on or managing property for a fee in Quintana Roo requires a state licence. This is not a trade association or a voluntary certification: it is a register that the state Ministry of Sustainable Urban and Territorial Development (SEDETUS) must publish so anyone can consult it.
Which means you are entitled to check, before signing anything, whether the person selling to you is on it.
How to check
- Open the SEDETUS advisor register: sedetus.qroo.gob.mx/asesores.
- Search by name or company name. The query filters by municipality and by type: individual, company or real estate association.
- If nothing comes up, do not assume the worst. They may be registered under their company, or under a variant of their surnames. Ask which name they are registered with.
What being listed means, and what it does not
Appearing in the register says one thing: that this person or company completed the procedure and is registered. It does not say they are good at their job, that the property they are offering is in order, or that the development has its permits.
Being absent does not prove someone is a fraud either. It proves that, if they charge to broker, they are missing something the law asks of them.
The register tells you whether someone meets a legal requirement. What you do with that is your call. We rate no one here.
What it costs, in case you wonder
Knowing the cost helps you size up the excuse of whoever does not have it. The licence is filed online, costs 25 UMA for two years —around 2,900 pesos at the time of writing— and asks for ID, proof of address, tax registration and proof of knowledge through one of three routes: 90 hours of training, a labour competency certification, or a technical degree in real estate marketing.
In other words: not an expensive or lengthy barrier. Someone who has been selling in the state for years without it decided not to have it.
If you are told "that does not apply here"
The duty falls on whoever charges for the service, and it applies across the state: Tulum, Playa del Carmen, Cancún, Bacalar. A salesperson working for a development, an agency headquartered in another state, or someone who is "just connecting you" in exchange for a commission all fall under the same rule.
What Tribu Raíz does with this
Every month we count how many individuals and companies are in that register, by municipality and by type, and we store the figure with its date. That makes it possible to see whether the formal trade is growing or shrinking, which is one of the few public, verifiable signals this market gives.
We take only that count from the register. The official query returns more fields than its own page displays —including advisors' personal data— and we do not store, publish or use those fields for anything.
